Our focus, for example: the roof and lot are checked to determine if outside water is properly draining away from the foundation. Gas appliances and furnaces are inspected to assure that combustion gas products are properly vented outside the home. Electrical components are checked to determine if shock or fire hazards exist. The Life Expectancy of the major components are assessed to provide useful information to determine their replacement or not. Numerous other items are inspected but this text serves as to the why and how your home is inspected. Your home’s inspection will be carried out according to the ASHI Standard Of Practice, one of the nation’s most prestigious Home Inspection Associations.
Pre-Offer Home Inspection
In a competitive market, a buyer can set themselves apart by opting for a Pre-Offer Inspection. This is a common way where a buyer can increase their chances of winning the bid by offering a stronger and immediate offer without contingencies because they are already aware of potential issues or not. This can also help prospective buyers to drop out and continue their search for the home that better suits their search criteria. This inspection doesn’t go into the same details as a Standard Inspection but still covers the major components and usually takes half the time and cost.
11-Month New Build Warranty Home Inspection
An 11- Month Builder Warranty Home Inspection is recommended to anyone who has purchased a New Construction home. Home builders typically offer a 1-year warranty on their New-built homes. It is incumbent upon the homeowner to protect their investment and raise concerns that may have risen over the last 11 months before the warranty expires. Rely on a professional home inspector that can identify issues that might not be seen until it is too late. An 11-month inspection can make it much easier to make a timely and thorough claim on your warranty. This inspection can also be used before the walk-through inspection of your new home.
Pre-Listing Home Inspection
Pre-listing inspections are not a mandatory part of the home-selling process but getting one can be useful. For example, if your home is found to be in great shape, that can be a big selling point for prospective buyers. And if an issue is uncovered, it gives you a chance to take care of it early, before buyers see it, which can save you money and time. We’ll inspect your home and provide you with a report that you can use as a checklist for making repairs that could come up in the buyer’s home inspection.
Insurance Four-Point Home Inspection
A four-point inspection is a home inspection that evaluates the condition of a home's four major systems: roofing, electrical, plumbing, and HVAC. Insurance companies often require a four-point inspection before issuing or renewing a policy because these systems are common sources of claims. Insurance companies use the information from the inspection to determine the level of risk associated with the home. For example, if the water heater is 15 years old, or the electrical panel has been recalled, the likelihood of filing a claim in the future may be higher.
Radon Testing
Whether you’re moving into a new home or are just concerned about the safety of your current home – radon testing is very advisable. Radon is an odorless and colorless radioactive gas that can build up in a home over an extended period of time. The EPA currently states that radon is the number one cause of lung cancer in non-smokers in the United States. We will conduct a 48-hour continuous test where we are able to monitor the fluctuating levels of radon in the home. The 48-hour test provides more accurate reading than just a short one-time reading.
Sewer Scope Testing
A sewer scope may be one of the most important types of inspections to consider when buying a home, even more so if the home is older than 40 years. Repairs to a sewer line of a home can quickly become costly and it is difficult to discern the condition without physically running a camera through the line. A sewer scope inspection can be performed during a general home inspection or as a standalone inspection.
Mold/Air Quality Testing
Mold and air quality testing is something that every homeowner should consider for peace of mind. Concerns about areas that can potentially provide an environment where mold can thrive is easily tested. Suspicious areas are tested by an air collection testing method consisting of one outside control sample and one indoor sample. Testing for mold in this manner allows for a more precise reading of the ambient levels of mold within a home. A mold test can be performed during a general home inspection or as a standalone test.
